Basic Tenant Requirements as Follows:

  • Acceptable credit rating required (625 to 650 score)
  • Verifiable household income of at least 3-times the monthly rental rate
  • Monthly household expenses (with rent included) not exceed 70% of monthly household income
  • No felony convictions
  • No prior evictions or landlord judgments

One small dog (not to exceed 25 pounds when fully-grown) or one cat accepted with $300 non-refundable pet deposit and $25 per month pet rent.  No ferrets or lizards

College students with financial aid and the ability to prepay 6-monthsof rent each time a financial aid disbursed are exempted from credit rating and verifiable household income.
